WHY CHOOSE COMASKEY PROPERTIES?

I HAVE SEEN MY DREAM PROPERTY SOMEWHERE ELSE - CAN I BUY THROUGH YOU AS I AM NOT KEEN ON THE AGENT?

Sure, we can do that. We already collaborate with Vic in Sunworld, Will in Town and Country, Benneke, Home Espana, Atlas international, Masa, Polaris World, Casas Espania, and all the important estate agents in and around La Zenia. We are always happy to deal with any of the official estate agents anywhere in Spain.

We know we are good negotiators so if you see a property elsewhere, just tell us and we will endeavour to beat any price on any web site.

HOW LONG WILL IT TAKE TO COMPLETE THE SALE/PURCHASE?

There are certain factors that can speed up or delay the completion of a house purchase/sale, but ordinarily a straight-forward transaction should complete within 8 weeks of the sale/purchase being agreed and solicitors being instructed. A purchaser/seller should never commit to delivery of goods, taking time off work, flights, or a date for works at the property until the solicitor confirms the actual completion date.

HOW MUCH WILL THE SOLICITOR'S FEES AND COSTS BE INCLUDING STAMP DUTY WHEN BUYING?

We can give you a full breakdown in writing, so that you can see what exactly is covered. Outlays such as registration costs and stamp duty will be the same regardless of the solicitor you use. But bottom line: about 12-15% of purchase costs. Please ask us for a full quotation for any property you are buying or selling.

HOW MUCH ADDITIONALLY DO YOU CHARGE US?

Nothing, our fees are incorporated into the price already so when you see the bottom line figure including tax, legal fees etc, that's all you pay. Agents in Spain charge from 3% upwards to sellers. (We tell our clients to be wary of agents who offer no commission deals - they clearly know what their service is worth!!!)

WHEN AM I IN CONTRACT AND BOUND TO PURCHASE/SELL?

You are deemed to be what is known as "in contract" when both the seller and purchaser have signed the contract, and the buyers solicitor has received a copy of it. The deposit will be payable when you sign the contract.

WHAT KIND OF SURVEY DO I NEED TO GET?

You are not obliged to get a survey in Spain and properties in general on the Orihuela Costa tend not to need them. Any lender will always carry out a valuation of the property but their report is not to advise you on the condition of the property.

We have a builder we work with Emerald Isle construction and for a small fee they will inspect your property for construction defaults and Antonio the Engineer is very happy to provide you with an additional report.

HOW IS A COMPLETION DATE CHOSEN?

Once the title deeds of the property have been checked, queries have been resolved and documents received to the satisfaction of the purchaser's solicitor, they will discuss a completion date with you. This date will be communicated to the seller and their solicitor to see if same is agreeable. We advise our clients to be careful of Spanish red days- Easter and Christmas are never a great time to sign for your property in Spain.

WHAT HAPPENS TO MY TITLE DEEDS ON COMPLETION?

The final title deeds of your property will be with your solicitor approximately two months after purchase. You receive an interim copy at the Notary or from whoever has Power of Attorney after completion at the Notary.

WHAT ITEMS MUST THE SELLER LEAVE AT THE PROPERTY?

We always provide our buyers with a signed inventory signed by the seller of the property. Most items can be removed from the property. Carpets, light fittings and more can be taken. In some instances they may offer items for sale for the purchaser to consider. Any items on this list to remain at the property must not be removed on the day of completion. We have had sellers include a car for a small charge and like everything in Spain, this is open to negotiation.

HOW DO I DEAL WITH ANY PROBLEMS AFTER THE PURCHASE?
